HubWho
Built for Property managers

Billing + tenant portal for property managers

Charge tenants for rent, utilities, parking, pet rent, and amenity fees — with a tenant portal where every resident sees what they owe, pays via ACH, and submits maintenance requests. White-labeled under your management brand.

Is this for you?

HubWho fits property managers who match any of these:

  • You manage 10-500 residential or mixed-use units across one or more buildings.
  • You bill tenants for rent + utility splits + parking + pet rent + amenity fees.
  • Buildium or AppFolio is overkill for your portfolio — you want a focused billing tool.
  • You want tenants to self-serve ACH setup so you stop chasing checks.

Property mgmt-specific questions

Can I bill rent + utilities + amenities separately on the same invoice?+

Yes — invoices support unlimited line items. Common pattern: rent ($1,800), gas/water split ($75), parking ($150), pet rent ($35) all on the same monthly invoice. Auto-draft pulls the total on the 1st.

Does HubWho integrate with Buildium / AppFolio?+

Not today. HubWho is the billing+portal layer; you'd keep maintenance + leasing in Buildium/AppFolio and use HubWho for tenant-facing billing + payments. Direct integrations are on the roadmap (Q1 2027) once tenant demand justifies it.

What about late fees — can I auto-apply them?+

Yes. Configure per-tenant late fee policy (e.g. $50 flat or 5% of balance after 3 days late). The dunning sequence applies them automatically.

Can tenants submit maintenance requests through the portal?+

Yes — the portal includes a request-message form that routes to your inbox. Audit log captures every request with timestamp + tenant id. Useful for proving 'we acknowledged within 24h' in disputes.

How do I handle move-outs — final invoice + security deposit?+

Issue a final invoice with utility prorations + cleaning fees, and a separate refund line for the security deposit. Mark the lease subscription canceled, generate a move-out statement PDF (covers full tenancy), email it to the tenant.
